Will You Have to Cut Your Price to Sell in Houston Right Now?

Across the twelve weeks ending September 13, 2026, sellers in Houston's 77007-77063 corridor held their ground on price even as the wait for a buyer stretched out.

If you're getting ready to list, the fear is usually the same one. You think you'll have to chase the market down, cutting your price every few weeks just to get someone through the door.

Here's what the data actually says. Across the territory, homes sold for a median of $570,000 over the twelve weeks ending September 13, 2026. The median sale closed at 100% of list price, the same 100% sellers were getting in the same window a year earlier. Whatever else has shifted, buyers here are still paying what sellers are asking.

The catch is time. The median home in that stretch took 59 days to sell. That's not fast. It's also not the sign of a market where sellers are desperate. Only about 6% of sales closed above the asking price, so a bidding war isn't the plan you should build around. But a full-price close after two months on the market is a very different story than the one that keeps sellers up at night.

That pattern holds across more than one pocket of the corridor. Homes in Houston sold for a median of $1,300,000 in one part of the territory, up from $1,059,000 a year earlier. Sellers there still closed at 100% of list, the same as a year earlier.

Homes in another part of Houston sold for a median of $336,200, up from $287,450 a year earlier. Sellers there also closed at 100% of list. When prices rise and sellers still get what they're asking, that's a market treating both numbers as real.

There's one pocket that breaks the pattern, and it's worth naming because it's the priciest part of the corridor. Homes in Houston there sold for a median of $699,990, up from $572,000 a year earlier, the fastest-rising price point in the territory. But sellers there gave a little ground to get it done. The average sale in Houston closed at about 99% of list, down from 100% a year earlier. It's a small concession, not a collapse, but it's the one spot where climbing further meant negotiating a bit.

In practice, that means the 59-day wait is the real adjustment sellers are making right now, not the price on the sign. A seller who lists expecting an offer in the first week is going to be disappointed. A seller who prices honestly and expects two full months of showings before a contract is describing the market as it actually is.

For sellers, that's a reason to hold your number and let the process play out rather than pre-emptively discounting. For buyers, it means the corridor still isn't handing out deals just because things move slower than they used to; full asking price is still the going rate in most of this territory.

What would change this read is the wait itself. If the median days on market keeps stretching next period while sale-to-list keeps slipping the way it already has in that priciest pocket of Houston, that's the early sign sellers are losing leverage, not just patience. Right now, though, price is holding and time is the only thing that's moved.
