Day to day, what this looks like is a handful of extra weekends spent keeping the house ready for showings, more patience needed before the first offer lands, but a strong chance that offer comes in close to full price. Sellers in Houston aren't losing money to the slower pace. They're just spending more time getting there.

For sellers, that argues for pricing at the market rather than under it out of fear the home won't move. Full asking price is still the norm here. For buyers, it means less pressure to rush an offer, since Houston homes aren't disappearing off the market inside a week for most of this territory.
