Same new supply, opposite seller behavior: 77007 is cutting and closing, 77008 is holding firm

77007 logged 43 new listings and 77008 logged 41 this week, but only one zip is repricing to move them.

This week's most telling number in the territory is not a median. It is a split between two zips that look identical on paper and behave nothing alike.

77007 logged 43 new listings this week. 77008 logged 41. That is close enough to call the same scale of new supply hitting the market at the same time in two adjacent areas.

What happened next is where they diverge. 77007 carries 21 price cuts in the four-week price window. 77008 carries 0 price cuts in that same window. Of the territory's 38 total price cuts, 21 sit in 77007 alone.

Closings tell the same story. 77007 closed 5 sales this week. 77008 closed 2 sales this week. Out of 9 total closings across the territory, more than half happened in 77007.

77008 is not a small or quiet zip sitting this out by default. It carries 518 active listings, the second-largest active pool in the territory after 77007's 433. This is a zip with plenty of inventory and plenty of new supply arriving, and yet none of it is being repriced.

Recent cuts in 77007 show what repricing looks like at the property level. A home on Columbia Street cut 75,001 to 1,299,999 after 1 day on market. A home on Dorothy Street cut 50,000 to 1,849,900 after 23 days on market. A home on Rodrigo Street cut 40,000 to 1,135,000 after 206 days on market. These are sellers responding to time on market, not a single price band.

For someone who owns in 77008, this reads as sellers holding their asking price despite a large and growing pool of competition. That is not evidence the market is soft there. It is evidence sellers have not yet decided to compete on price, which is a different thing.

For someone who owns in 77007, the pattern is sellers who are actively adjusting and, in a meaningful number of cases, getting a sale as a result. Five closings out of 9 in the whole territory this week came from one zip that is also carrying more than half the price cuts.

If you are selling in 77008 right now, the data says you are not under pricing pressure from your neighbors yet, but you are sitting in a large and growing pool of competing inventory that has not started repricing. If you are selling in 77007, you are in a zip where cutting is common and where cutting has coincided with closings this week.

If you are buying in 77008, there is a lot of inventory and no price movement to point to yet. If you are buying in 77007, there is more room to find a seller who has already adjusted.

What would change this read: if 77008 starts showing price cuts in the next few weeks without a jump in closings, that would suggest sellers there are catching up to the same pressure 77007 already responded to. If 77007's cut pace slows while closings hold, that would suggest the repricing has done its job and the zip is stabilizing.

This is a 9-closing week across the entire territory, and only 5 of those closings are in 77007. That is not a large enough sample to call a trend on its own. What the data does support is a clear behavioral split this week: same new supply, opposite response.
